Move-In / Move-Out pricing assumes the home is completely empty.

If furniture or trash removal is required, additional hourly fees will apply. Extreme ‘hoarding’ or ‘heavy grime’ conditions may require a custom quote on arrival. A $150 Heavy Debris Surcharge applies to any service requiring removal of heavy trash, rotting food, significant personal belongings left behind, contractor waste, or protective floor coverings (ram board).

What the process looks like

Tell us about your home or space. A three-field quote form or a quick email. We ask for home size, whether the home will be empty, and any specific concerns (debris, pets, recent renovation, etc.).
Get transparent pricing. Move-in/move-out is flat-rate by tier, with the disclaimers above. No 'call for a quote' game.
Book. We schedule for a single one-time appointment, not a recurring rotation. Most move-in / move-out cleans book 7–14 days out.
We clean. Plant-based chemistry, HEPA filtration, 60-point Move-In / Move-Out checklist.
You walk in. No synthetic scent, no chemical residue, no surprises, ready for the walk-through, or for a baby in a car seat.

Whether you book a $325 Environmental Reset or a monthly Wellness Maintenance visit on a 3-bedroom home, the plant-based products, the medical-grade HEPA vacuums, and the service-specific checklist do not change. The only thing that changes is scope.

Frequently asked questions.

Is this for the tenant moving out, the landlord, or the new tenant moving in?

All three use cases are common. Tenants book us before the walk-through to get a deposit back. Landlords book us between tenants to show move-in ready. New tenants book us the day before their furniture arrives so they walk into a home that feels genuinely clean, not just chemical-sprayed.

Will I pass my landlord's move-out inspection?

In our experience, yes, but landlord inspections vary. We clean to the level of a walk-through: baseboards, inside appliances (oven, fridge, dishwasher, microwave), inside cabinets and drawers, light fixtures, ceiling fans, window sills, floors top to bottom. If your lease has specific requirements (professional carpet cleaning, specific pet-hair protocols), tell us at booking and we'll adjust.

Do you clean empty apartments / homes?

Empty IS the expectation for this service. A move-in / move-out home should be cleared out. If it isn’t, and we need to remove trash, contractor waste, or furniture left behind, the $150 Heavy Debris Surcharge applies and time may be billed at our hourly rate beyond the flat-rate budget.

How far in advance should I book a move-in or move-out clean?

7-14 days is the sweet spot. Closer to 7 days if you have flexibility, closer to 14 if your timing is tight.

Will the chemicals linger for the next tenant or family moving in?

No. Our plant-based chemistry is residue-free and scent-free. A child or pet can walk across a floor within minutes of our finishing with zero chemical exposure. This is one of the main reasons families with newborns specifically book us for their move-in.
