If furniture or trash removal is required, additional hourly fees will apply. Extreme ‘hoarding’ or ‘heavy grime’ conditions may require a custom quote on arrival. A $150 Heavy Debris Surcharge applies to any service requiring removal of heavy trash, rotting food, significant personal belongings left behind, contractor waste, or protective floor coverings (ram board).

In our experience, yes, but landlord inspections vary. We clean to the level of a walk-through: baseboards, inside appliances (oven, fridge, dishwasher, microwave), inside cabinets and drawers, light fixtures, ceiling fans, window sills, floors top to bottom. If your lease has specific requirements (professional carpet cleaning, specific pet-hair protocols), tell us at booking and we'll adjust.
Empty IS the expectation for this service. A move-in / move-out home should be cleared out. If it isn’t, and we need to remove trash, contractor waste, or furniture left behind, the $150 Heavy Debris Surcharge applies and time may be billed at our hourly rate beyond the flat-rate budget.
7-14 days is the sweet spot. Closer to 7 days if you have flexibility, closer to 14 if your timing is tight.
No. Our plant-based chemistry is residue-free and scent-free. A child or pet can walk across a floor within minutes of our finishing with zero chemical exposure. This is one of the main reasons families with newborns specifically book us for their move-in.
